IF THE HOA HAS FULL RESERVES IN A LOT OF CASES YOU CAN PUT 10% DOWN AND IN SOME CASES AS LOW AS 5% DOWN

QUESTION: SHOULD I WAIT UNTIL WHEN THE FED LOWERS THE INTEREST RATE TO BUY A HOME ? ANSWER: THIS CONFUSES A LOT OF BUYERS AND INVESTORS. THE FED RATE IS TIED TO THE COMMERCIAL LENDING MARKET - WHILE ON THE OTHER HAND THE BOND RATE IS CLOSER TIED TO RESIDENTIAL LENDING RATES.

QUESTION: IS IT EASIER TO USE A VA LOAN ON A CONDO OR A TOWNHOME ?  ANSWER - VA LOAN IS A SUBSET OF FHA - SAME RULES APPLY - VA LOANS DO NOT LIKE "RIGHT RIGHT OF FIRST REFUSAL" WHICH MOST CONDOS HAVE IN THEIR BY-LAWS

QUESTION: WHAT IS THE DIFFERENCE BETWEEN FHA LOAN AND CONVENTIONAL LOAN ?  ANSWER: FHA IS BEST IF YOU HAVE BAD CREDIT OR HIGH DEBT TO INCOME RATIO. FHA IS USUALLY 3.5% TO 20% DOWN BUT THE CLOSING COST ARE DOUBLE THAT OF A CONVENTIONAL LOAN. FHA IS USUALLY  5% - 6% CLOSING COST AND CONVENTIAL LOAN IS ONLY 2.5 TO 3%.
