Once a Seller Advertises the Property on-line or via yard sign the Seller is bound to a lot of Laws the he or she may not be aware of example: they can not discriminate for one

ALL Comps have a 6% built into the closing price as 90% of homes are sold via Realtor (appraisal forms do not have a line item to adjust price for commission or lack thereof)

our price starts at 1% of contract price and goes up to 4% depending on the level of service you would like



  1. Compensation to Buyer Broker (this form must be signed by all parties - it allows the title company to enter my compensation as a line item to the closing statement HUD1 )

The Future of Real Estate Mortgage Interest rates for 2026

The Federal Reserve Board stated that interest rates should remain between 5.8% to 6.1% for the remainder of 2026

However, if we buy more Mortgage Bonds interest rates may drop at low at 5.4% 

There has also been talks to make a program that allows mortgages to be portable

these two actions alone may just be enough to stimulate the housing market

FEDERAL RESERVE JUST REDUCED INTEREST RATE AGAIN FOR 2025


According to several News sources The Federal Reserve has delivered its third interest rate cut for 2025, trimming the benchmark rate by another quarter point. The move, widely anticipated but marked by the sharpest internal disagreement at the Fed in six years, extends the Central Bank’s gradual pivot away from the aggressive tightening that has defined the post-pandemic cycle.

For Real Estate, the implications are straightforward but not so simple. Lower short-term rates should ease some financing pressure, support pricing on new debt and, over time, help unfreeze stalled commercial trades and reluctant home sellers. Many owners and investors are watching the 5- and 10-year Bond curves more closely than the Fed funds rate, arguing that transaction volumes will only meaningfully rebound if longer-term borrowing costs come down further. full story
