What is the age of the building, and when was the last major renovation or structural inspection conducted?How many units are in the building, and what is the current occupancy rate (including owner-occupied vs. rentals)?

Built in 1998 just passed its 25 year structural inspection L'hermitage building has full reserves. Stands an impressive 29 stories all 221 units. There are 6 elevator banks the serve just 10 units per floor so a lot of units have elevators that open right up into the unit. Most units are owner occupied or sit empty part of the year. However, it is pet friendly with no size restriction. Owners can rent right away minimum lease period is 90 days and owners can rent up to twice per 12 month period. #luxuryrental #luxurylifestyle #oceanfrontliving #sellingmyhome #listingmyhomeforsale

What are some of the building’s amenities?
Does it include services like concierge, valet, private pools, gyms, or spas?

Yes, all guests must show picture ID and then they call the guest before they grant access. After the car is left with Valet they sign in at the front desk and then they call again to see if the owner is coming down or to send guest up to unit - they do this because there are two towers and sometimes people walk from tower to tower.

Yes, they are full-service buildings with Concierges and Gyms in both. The Concierge in tower 2 is beloved as she has been there for 22 years. This is also where you drop off and pick up dry cleaning. Both gyms have wet and dry saunas and massage rooms you can reserve.

How does the drying cleaning service work in the building ?

There is a Bell Closet behind the Concierge Desk. Drop off on Tuesday it is Back on Friday just in time for the weekend. Drop off on Friday it is back on Tuesday.
