Seller normally pays ALL commission in the USA - Normal fee is 5% to 7% average is 6%

they do not pay commission when they repurchase so 
the average fee is 3% over both transactions 

This allows for more new home buyers to enter the market  - thus stimulating the whole market

Once a Seller Advertises the Property on-line or via yard sign the Seller is bound to a lot of Laws the he or she may not be aware of example: they can not discriminate for one

ALL Comps have a 6% built into the closing price as 90% of homes are sold via Realtor (appraisal forms do not have a line item to adjust price for commission or lack thereof)

below is what we offer for 
our price starts at 1% of contract price and goes up to 4% depending on the level of service you would like



  1. Compensation to Buyer Broker (this form must be signed by all parties - it allows the title company to enter my compensation as a line item to the closing statement HUD1 )
  2. Real Property Sales Disclosure filled out by the Seller - signed by ALL parties - protects Buyer from known defects - I recommend trying to get this before you spend money on an Inspection
  3. Sales Contract - this is mandatory for the title company and the mortgage company - Must be filled out properly 
  4. Possible over appraisal clause addendum
  5. Possible escalation clause addendum
  6. Counter Offer (included in 1st round of Price Negotiations)
  7. Flood Disclosure - Mandatory in FL 
  8. Appraisal Contingency - protects Buyers Escrow if the event the property does not appraise (also allows to dispute and/or allocate time to get a second appraisal) 
  9. HOA Addendum - Required by both the Title Company and Lender to order Lien Search/Estoppel/Survey and Underwriter to check Reserve Fund
  10. HOPA Addendum - Housing for Older Persons Act
  11. Post Closing Occupancy addendum 
  12. Inspection Period Extension Addendum - very common if issues found within Inspection Period - allows Buyers to get quotes from Contractors for estimated repair cost
  13. Addendum to Sales Contract - Price adjustment or Credit at Closing (due to issues found at inspection (2nd round of Price negotiations)
  14. Addendum to Sales Contract - If property does not appraisal - could open up to 3rd round of price negotiations
  15. Walk - thru addendum
  16.  Release of Escrow Addendum - takes place at Possession of Property
Attorneys average hourly rate is $300 per hour most have a 2 hour minimum
Average Sales process takes 5 to 6 weeks to close
with work being done EVERY week on the Transaction 
IF you go the Flat Fee route with an Attorney- Well...you get what you pay for 

We work with an Attorney / Lawyer that does Contract Law, Real Estate Law and Title Work 
he is located in South Florida
I have closed several million dollar transactions with him

Also I my Broker has in-house Title and Mortgage and we can hold escrow if you use one of our services
